In the southern quadrant of Romein the streets of Colle Ardeatino, a neighborhood is taking shape that tries to change the rules of living: Green city. Not a village for a few, but a residential complex designed to be sustainable and accessible at the same time.
The point is not only that the houses are “green”, but that they are without costing more. In a sector where each ecological choice It is often accompanied by a surcharge, this project does something different: it does not download the cost of sustainability on those who buy a house. And to date, 440 families have already chosen to go there.
Zero gas, less consumption, lighter bills
Green city is a neighborhood without gas. Heating and hot water are guaranteed by heat pumpsWhile electricity it comes in part from solar and photovoltaic panels installed on the roofs. According to the project data, up to 80% of the energy needs is covered by renewable sources. Total consumption of energy is reduced by 30%, that of water by 57%.
In practice: less dependence on fossil fuelsless waste, less expenses. A well -insulated house, with efficient systems, consumes less. And the bills reflect it.
Sustainable construction
The buildings are built with techniques and materials already available on the market. No visionary architecture. But every detail – fromthermal insulation The distribution of spaces – was designed to increase comfort and reduce consumption. The houses are bright, well ventilated, with large balconies, gardens, thick walls and high efficiency windows.
The result is a quality of living higher than average, without extra costs for those who buy. The choice of the company he built (the lever) was clear: absorb part of the additional costs of sustainability instead of transferring them to the final price.
Technology at the service of people
We don’t talk about Futurist home automationbut of useful technology. The elevators are controlled with the smartphone, the intercoms manage remotely, the video surveillance is integrated into the road system. There are also precautions to make everyday life easier for people with disabilities or reduced mobility.
No gadget effect: used technologies really serve and improve the safety, accessibility and management of common areas.
A living neighborhood, not just buildings
Green city is not an extended condominium. It is a neighborhood with services: schools, shops, urban gardens, public parks, cycle paths. About 55% of the overall surface It is dedicated to greenery.
One was also installed in the neighborhood Serra Aeroponicawhere zero kilometer vegetables are grown with a system that reduces water consumption by 95% compared to traditional agriculture. A small experiment, but also a signal: sustainability is also built on a district of the neighborhood, not only of a building.
A replicable model?
Green city has obtained two environmental certifications: GBC Home Silverfor buildings, e GBC neighborhoodsfor the entire masterplan. It is the first time in Italy that happens. But more than the stamps, the logic counting: sustainability and accessibility must not be in opposition.
In a real estate market often divided between luxury and precariousness, projects like this show a third way: well -built, efficient and within the reach of those who have an average income.
It is not a solution to all the problems of living. But it is a test that can be done differently. And a simple idea: to live well should be normal, not the exception.
